Hundreds of New Buildings Emerging in Marunda Reservoir Site

The land acquisition process of Marunda Reservoir, Kampung Rawa Kuning, Marunda Urban Village, Cilincing Sub-District, North Jakarta, now has entered inventory phase. Based on land acquisition team data, the total area of the reservoir is 56 hectares, while the land which has not been acquisitioned yet is 20 hectares. On that remaining land, hundreds of buildings are still standing still, so the land acquisition team needs more time to do further verification.

Those new buildings were found after the buildings’ inventory which was done since Monday (9/15). As a result, there are 280 buildings that must be checked by the officers

For information, the data recording done in 2009 stated that as many as 176 buildings stood on that location. But based on data recording done recently by North Jakarta Land Procurement Team Committee (P2T), it is found out there are 280 buildings exist in the location of Marunda Reservoir construction site. Moreover, the Tax Object Selling Value (NJOP) in that location becomes increasing from Rp 700,000 per square meter in 2009 to Rp 1,032,000 per square meter this year.

“Those new buildings were found after the buildings’ inventory which was done since Monday (9/15). As a result, there are 280 buildings that must be checked by the officers. On Monday (9/22), our officers have checked those buildings. For the result, it takes time because thorough verification needs to be done and the officers have to make sure that the buildings recorded are put in category permanent, semi-permanent, or emergency buildings,” uttered Head of North Jakarta P2T, Junaedi, Friday (9/26).

Marunda Reservoir Completion Only Reached 8 Hectares

Later, Junaedi continued, all buildings must be classified based on those categories which will determine the amount of compensation budget needed. In general, those three categories can be seen from the building’s construction, width, and materials used to build it.

“We’re targeting it to finish in upcoming October. After the land acquisition compensation paid, the residents must demolish their buildings or we demolish it,” he stated.

Even so, Junaedi admitted that the land acquisition process could be delayed until next year. The reason is because the budget as much as Rp 15 billion was just being allocated for land acquisition. On the other hand, the facts there are additional buildings and increase on NJOP, more money will be needed.

“Until now, only Rp 15 billion has been allocated and additional budget might probably be allocated next year. Thus, we had to set priority on which buildings and land lots that must be acquisitioned first,” he said.
