Ahok Rejects the Designation of Sumber Waras Hospital's Land as Mall

Jakarta Governor, Basuki “Ahok” T Purnama revealed the scheme of land purchasing belongs to Sumber Waras Hospital. According to him, PT Ciputra Karya Unggul had proposed the land designation from hospital to be transformed into a mall. But Ahok rejected and prefer to purchase it for constructing a cancer hospital.

“The land purchasing has been cancelled because they (Ciputra) wanted to transform the land as mall. I know everything, as they sent letter to us and request to transform the hospital,” he said, City Hall, Wednesday (7/15).

The mandate is the school and hospital lands cannot be transformed. Besides, the mall construction is also restricted because its existence is already rampant.
Another reason is regarding construction of an apartment in Kemang V, South Jakarta. This is because the developer planned to build a 1.9-hectare-wide land near valley. If it was built, the surrounding area would prone to flooding.
“As long as the land is not transformed, they have nothing to lose. That's why we purchase the land. Its purchasing is compliance with the rules where it should be below the appraisal price or known as tax value of the properties (NJOP),” he explained.
According to him, the NJOP price is cheaper than appraisal price. Because based on its calculation, the maximum of appraisal price reaches 80 percent than appraisal price. "That means NJOP is cheaper than market price,” he told.
Nevertheless, Ahok claimed Ciputra had made a down payment by Rp 50 billion to Sumber Waras Hospital for purchasing such land. Unfortunately, its designation cannot be transformed, thus the money is refunded and directly cancelled the contract.
In the contract, he added, there was a clause saying the land designation cannot be transformed and the purchase must be cancelled. By that means, it also terminates the contract over the Deed of Sale and Purchase Agreement Commitments (APPJB) with Sumber Waras Hospital.
