Governor Anies Inaugurates 1,348 Units through JAKHABITAT DP 0 Program

Jakarta Governor Anies Baswedan inaugurated 1,348 units of Kanaya Nuansa Cilangkap and Swasana Nuansa Pondok Kelapa apartment towers, East Jakarta from JAKHABITAT Zero percent down-payment housing, widely known as DP 0, Thursday (9/8).

It is part of JAKHABITAT which provides quality and affordable housing for low-income communities through Jakarta Public Housing and Settlement Area Agency (DPRKP) which collaborates with Perumda Sarana Jaya.

Of 1,348 units, 480 were from Swasana Nuansa Pondok Kelapa Tower (236 units of studio type and 244 units of type 2 bedrooms) and 868 were from Kanaya Nuansa Cilangkap Tower (538 units of studio type and 330 units of type 2 rooms).

"Three years ago, I remember we were here to carry out a declaration and time went on until finally the groundbreaking was completed to become an extraordinary building," expressed Jakarta Governor, Anies Baswedan, as quoted by Jakarta PPID's press release, Friday (9/9).

He asserted that the Jakarta administration facilitated all the housing needs of its residents. It is aimed not only at those looking for housing but also those who have housing.

“I want to invite you to see the scale, why do we have JAKHABITAT? It has programs of DP 0, low-cost apartment (Rusunawa), and Village Arrangement to SIRUKIM for registering. This is for those looking for a home. That's why we are here to realize and facilitate you (residents)," he added.

"For those who have housing below Rp 2 billion, you will be free from land and building taxes (PBB). As for those who are looking for a house, we prepare it based on income groups thus there are Rusunami, Rusunawa, and so on. Hope all instruments will be prepared following their individual needs," he explained.

He went on to say that DP 0 program received a very positive response from the community and it was proven by the occupancy rate which had reached 95 percent.

"DP 0 program is unique, as it enters with a market mechanism but there is also a role for the government with down payment interventions. It is going well and we are grateful that 1,348 units have been inaugurated. Even the occupancy rate is 95 percent and this is higher than the 70 percent apartment. This means we have a high demand. So, this is an attractive scheme for the private sector as well and hope it can escalate even more," he explained.

Jakarta DPRKP Head, Sarjoko explained that to provide integrated housing services in Jakarta, registration for DP 0 housing was done online through the Residential Housing Information System (SIRUKIM) application.

"SIRUKIM app is also connected to the population system application which is managed by the Jakarta Population and Civil Registration Agency and the application of the tax system managed by the Jakarta Regional Revenue Agency, making it easier and faster for officers to verify the validity of population administration and property ownership of the prospective beneficiaries," he explained.

From January 2018 to August 2019, JAKHABITAT DP 0 housing program was provided in 3 locations with 984 residential units, consisting of Menara Samawa Nuansa Pondok Kelapa with 1 tower (780 units), Bunaken Sentraland Cengkareng with 1 tower (166 units), and Bandar Kemayoran with 2 towers (38 units). With today's inauguration, the total DP 0 occupancy provided was 6 towers and 2,332 towers.

As for the owners of the residential units, Rp 250 billion had been distributed to the Housing Financing Facility (FPPR) for 936 Beneficiaries (PM), thus its distribution had reached 95.12% of the total housing provision.

As for the information, Jakarta Governor as the government party gave the Sarusun Flat Ownership Certificate (SHM Sarusun) to Perumda Pembangunan Sarana Jaya as the development actor witnessed by representatives of the beneficiaries. It also confirms the commitment of the Jakarta BUMD to quickly complete its obligation to issue SHMSR in just 2 years from 2019.
