Building Owners in Jatinegara Demand Compensation beyond NJOP

The owners of shop-houses on Jalan Jatinegara Barat, Kampung Pulo, Jatinegara, East Jakarta, whose buildings affected by Ciliwung River normalization project, demand Jakarta Provincial Government to pay compensation as much as Rp 25-30 million per square meter for their lands. Whereas, the Tax Object Selling Value (NJOP) of land in that area is only Rp 13-13.5 million.

Thus far, Jakarta Public Works Department and East Jakarta Land Procurement Team (P2T) have not discussed about the land price. But, the 13 building owners admitted that they will do resistance if the officers insisted to demolish their buildings.
Erdi Sutanto, attorney to those building owners, said his clients are willing their buildings being emptied by the officers. However, it does not mean they accept their buildings being demolished.

They had to empty their buildings, but that doesn’t mean they agree their buildings demolished. We will persist until there is price agreement. Even now there is no discussion on land price, but why just demolish like that?” he uttered, Wednesday (8/27).
Sutanto asserted that if Satpol PP wants to demolish his clients’ buildings, there should be compensation. The building owners want compensation for Rp 25-30 million per square meter.
“The building owners are educated people. They are supposed to be joined in a discussion, talking about the demolition plan and compensation. They also need a place to keep their stuff, not to mention their employees who need to eat. All of those things should have been paid into attention, don’t just do old style, terrorizing,” he said.
Meanwhile, Head of Utilities Network Facilities and Infrastructures Division for Jakarta Public Works Department, Edy Sudrajat, stated that if the building owners have land certificates and can prove it, they will get compensation in accordance to current NJOP. The compensation itself will be done by East Jakarta P2T.
“Jakarta Public Works Department has given assignment letter (SPT) of compensation payment to (East Jakarta) P2T some time ago. Now, P2T only needs to do inventory and get National Land Agency (BPN) make land map,” he told.
According to Sudrajat, if the residents refused getting compensation in accordance to NJOP, his party will invite appraisal team to appraise the land price. But if the compensation in accordance to NJOP, it would include the building and its contents, such as trellis fence, jet pump, septic tank, tree, et cetera.
